Most Granite Bay buyers walk into a $1.4 million comp expecting an acre, a circular drive, and a rear yard that keeps going. The Residences at Granite Bay Golf Club sells at the same number and delivers something almost the opposite: a compressed lot, a single-story Tuscan villa, a shared gate, and a fairway you can walk to but do not own. That trade is the entire story of this enclave, and the market has just given us a rare chance to test it.

The number that does not match the lot

Recent closed sales inside the gate cluster tightly against the broader Granite Bay median even though the footprint underneath them is smaller. Public MLS sold history shows a 4-bedroom, 3,760 sf villa closing at $1,430,000 in June 2024, a 4-bedroom 3,267 sf villa at $1,500,000 in January 2024, and two earlier 2022 sales at $1,350,000 and $1,255,000 on roughly 3,100 sf plans. For context, Powell Real Estate's H1 2026 report on ZIP 95746 puts the median single-family sale at $1,265,000 with an average of $1,416,630 and $432 per square foot, drawn from Metrolist MLS closings January through June.

Put those side by side and the villa comps sit at or above the ZIP median while giving up the thing Granite Bay is usually priced on: land.

The villa buyer is not underpaying for land. They are paying a full Granite Bay price and asking the enclave to substitute amenity and adjacency for acreage.

What the HOA is actually paying for

The published listing at 9739 Golf Club Drive lays out the shared package plainly: a gated community with a pool and tennis court included through the HOA, on a home built by Hunter Construction with architectural design by Gary Shipman. That is the value swap. Instead of maintaining an acre of irrigation, a private pool pad, and a long driveway, owners inside the gate are pooling those costs and getting:

  • A controlled entry that a one-acre estate on Cavitt-Stallman does not have
  • A common pool and tennis court most single-family Granite Bay lots would have to build themselves
  • Consistent Tuscan-vernacular streetscape: barrel tile roofs, stucco, arches, low massing
  • Single-story living, which is scarce in Granite Bay comps at this size and price

Read that list against a $1.4 million estate on a larger lot elsewhere in 95746 and you can see who each product is aimed at. The Residences is not competing with the acre-plus estate. It is competing with the buyer who is tired of maintaining one.

The golf club is next door, and it is a separate decision

The most misread line in every Residences listing is the reference to the club. Granite Bay Golf Club membership is optional. The 9739 Golf Club Drive listing describes the club as offering two restaurants, practice facilities, and an 18-hole course, and the listing language calls the membership optional. That matters at contract. The HOA dues get you the gate, the pool, and the tennis court. Access to the course, the practice tee, and the dining rooms is a separate application and a separate check.

Buyers who assume the two are bundled tend to overpay for the villa and then discover the membership economics after close. Buyers who understand the split can decide whether the club is a use case they will actually exercise or a nice view out the kitchen window.

Phase II quietly changed the supply picture

The scarcity argument for The Residences has always leaned on the same fact: almost nothing trades. Keller Williams' market panel for the enclave routinely shows no active listings meeting its calculation threshold. When two or three homes turn over in a good year, thin comps do a lot of the pricing work.

That changed on April 24, 2026, when Placer County filed a Notice of Determination on project PLN23-00371, "The Residences at Granite Bay Golf Club, Phase II." The filing subdivides a 3.95-acre site at the northwest corner of East Roseville Parkway and Barton Road into four single-family parcels of 0.37, 0.47, 0.38, and 0.35 acre, plus 2.04 acres of designated open space and 0.34 acre of on-site roadway improvements.

Four parcels. Roughly 0.35 to 0.47 acre each. Two additional acres of open space. In an enclave where a normal year might produce two or three resales, four new sticks of supply is not a rounding error.

Two things follow from that. First, the Phase II lots skew slightly larger than the older phase, which will complicate the "villa comp" once new construction closes and appraisers try to weigh a 0.47-acre new build against a 0.20-acre 2004 vintage. Second, resale sellers who were counting on a thin market to hold their number now have new construction inventory competing on the same street sign.

Reading these numbers against the wider 95746 tape

The interpretive move here is to stop treating Granite Bay as one market. The Powell H1 2026 read on 95746 shows the ZIP behaving like a market catching its breath: median $1,265,000, essentially flat year over year, 24 median days to contract, 125 closed sales, and an average of 2.1 offers with roughly 30% of buyers paying cash. Movoto's July 2026 snapshot shows a median list of $1.34M and about 48 to 52 median days on market. Zillow's ZHVI on the ZIP was $1,166,825 as of April 30, 2026, up 1.4% year over year.

Now apply that to a five-home enclave. When the ZIP takes 24 to 48 days at the median, a niche product with three to four annual sales will always look either red-hot or dead depending on which quarter you sample. The Residences does not have enough turnover to have its own trend line. What it has is a narrow band of sold prices between roughly $1.25M and $1.5M over the last four years, and now a new supply event on top of a flat ZIP.

That is the real thesis. The Residences is not a place where you outrun the market on appreciation. It is a place where you buy a specific lifestyle geometry (single-story, gated, low-maintenance, golf-adjacent) at Granite Bay prices, and where the resale case rests on how well the next buyer values that same geometry.

The friction that shows up at contract

A few points worth surfacing before the inspection period, because they catch outside agents off guard:

  1. HOA document review is heavier than a typical Granite Bay resale. Because pool and tennis are shared, the CC&Rs, reserve study, and insurance certificate matter more than they would on a fee-simple estate. Read them inside the contingency window.
  2. The membership question is a separate diligence track. If the buyer intends to join the club, the application and initiation are handled by the club, not the HOA and not escrow. Do not assume timing lines up with close.
  3. Appraisal comps will be thin. With so few annual sales inside the gate, appraisers often pull from adjacent Granite Bay gated product. If the appraisal comes in soft, the disagreement is usually about whether an acre estate three streets over is really a comp for a shared-amenity villa.
  4. Phase II timing is a real variable. Buyers touring a resale in the older section should ask directly what is under construction on the Phase II parcels and on what schedule. A staging trailer on Barton is a data point.
